Our Property Conveyancing Services
Our leading conveyancing lawyer is trained and experienced to deal with many types of cases. Here are some of the high-quality legal services offered by Hillfort:
Freehold Residential Conveyancing
Intimately experienced with residential property transactions, Hillfort has assisted thousands of clients with their conveyancing needs and is here to assist with any conveyancing queries you may have.
Remortgage Conveyancing
If you are transferring to a new lender or taking out a mortgage on your mortgage-free property then you will require a solicitor or conveyancer to help with the legal side of things.
Leasehold Conveyancing
Leasehold property is created when a lease is granted out of a freehold title. A lease is a long tenancy, typically between 99 and 999 years. The lease will contain conditions of use and ownership, which need to be looked at carefully by a specialist conveyancing solicitor or licensed conveyancer.
Auction Conveyancing
For help with auction purchases, we deliver an impressively fast, streamlined service for our clients, as well as plenty of legal advice throughout the whole process. Before buying at auction it is advisable to instruct a specialist solicitor or property lawyer to advise you on all the legal aspects of the title and contract before you commit to making a bid.

Our aim is to deliver our service within 6-8 weeks. Instead, we carefully book our clients in a way that guarantees a timely service for all.
No Hidden Costs
We will provide you with a fixed fee quotation at the outset of your transaction. Should your matter be more complex and requires additional work over and above that quoted, we will notify you of such costs payable before proceeding.
Great Communication
Experiencing long periods of radio silence with your hired law firm can be stressful. We maintain regular contact with our customers throughout our professional relationships, with clear and concise updates. We try to minimise the amount of confusing legal jargon wherever possible.

Absolutely. Adam Muldoon is a fully qualified and CLC-authenticated lawyer with many years of experience in dealing with conveyancing and other legal affairs. For property buyers and sellers, specialist lawyers are needed to streamline the conveyancing process. Our prices are clear and consistent across the board, with no hidden fees or sudden changes to worry about. We have experience working on contracts for various property types.
Is Hillfort Law Firm independent?
Yes, Hillfort is a completely independent business owned and operated by Adam Muldoon. Having pursued his ambition of running an independent law firm since he obtained his law degree, Hillfort is Adam’s passion. We believe that the personalised touch of a small, independent law firm can often provide a much more efficient and amicable service than a bloated, over-managed corporation.
When is Hillfort Law Firm open?
Hillfort Law Firm is open for business on weekdays, from 09:00 and closing at 17:00. For a swift response, please contact us via phone or email to arrange a consultation during these business hours from Monday to Friday. If you need to send us a message over the weekend, we will endeavour to get back to you as soon as we open again on the following Monday. What do conveyancing fees include?
On top of the standard initial fee, the list of additional checking fees for property conveyancing often includes:
ID checking fees
Money-laundering checking fees
Bankruptcy checking fees
Property fraud checking fees
Stamp Duty Land Tax calculation fees
Title deed copy fees
Land Registration service fees
Leasehold Deed of Covenant fees
Difference between conveyancing solicitors and licensed conveyancers?
When it comes to conveyancing the two are very similar. The main difference being their regulatory bodies. All solicitors practising in England and Wales must be registered with the Law Society and are regulated by the Solicitors Regulation Authority (SRA). Licensed Conveyancers, on the other hand, are also regulated, but by the Council for Licensed Conveyancers (CLC).
What are fixed price conveyancing fees?
Property conveyancing fees that do not change upon being agreed upon are referred to as fixed fees. Your law firm will provide a quote for their service, which you will subsequently be allowed to discuss and negotiate until an agreement is reached. From that point forward, you will have a permanent payment deal, which should provide some peace of mind for the future.
Are conveyancing fees negotiable?
Yes, conveyancing fees can be negotiated with your lawyer – in fact, they are often the only negotiable fees in a property transfer transaction. However, once they are agreed, they remain fixed and unchanging for the duration of their professional relationship with you. This is certainly true when you sign up with Hillfort!
When are conveyancing fees due?
While the times for interim payments for accompanying services like identity checks and general searches can be negotiated with your lawyer on a case-by-case basis, the final conveyancing fees will usually be due immediately after the property has been officially sold.
How long does property conveyancing take?
For all conveyancing services, we aim for a speedy turnaround of 6-8 weeks for all checks and transferences to be completed. We are able to achieve such swift completion times since, unlike some larger law firms, we do not overextend our services to too many customers at once. Our focus always remains narrowed to our current clients.
Where do your conveyancing lawyers operate?
Our main office is based in Ipswich although we do provide our legal services for customers nationwide.
What do conveyancing fees include?
These are the legal costs that arise during property buying and selling processes. At Hillfort, we refuse to conceal or obfuscate these fees – they will always be shown to you straight away, in plain black-and-white print. With us, you will never have to worry about annoying hidden fees springing up from nowhere.
